STRUCTURE:

RCC Structure, external & internal walls of solid concrete blocks. External wall with cement plaster & internal walls with Birla wall care putty finish.

FLOORING:

Vitrified tiles in living, dining, bedrooms, kitchen and non-skid tiles for the utility and Balcony.

LOBBY & STAIRCASE:

The main entrance lobby will be finished with granite/kota. Staircase steps will be finished with granite/kota stone.

ELEVATOR:

Latest state of art elevators from Kone/Johnson/Ironbird or equivalent lift of suitable capacity will be provided as per requirement.

INTERNAL DOORS AND MAIN DOOR:

Main door frames will be made of Salwood/Honey wood (Honne) having OST (one sided teak) flush shutters with all fittings. All other door frames will be made of non teak wood with panel flush shutter doors with fittings.

EXTERNAL DOORS & WINDOWS:

Aluminum/UPVC windows & shutters for all windows & balcony doors with mosquito mesh and M S Grills for windows fitted with good quality hardware.

KITCHEN:

Polished granite platform, stainless steel sink with bowl, ceramic tile going up to 2 ft above the platform & separate point for water filter. Separate water and electric points for washing machines in the utility, provision for chimney.

TOILETS:

Glazed/Ceramic tile cladding up to 7 feet height. ESS/Jaguar fittings or equivalent make CP fittings. Jaguar, ESS/Parryware/Hindware or equivalent EWC and Wash Basin in all toilets, provision for one geyser in all toilets.

WALL FINISHES:

Internal walls painted with plastic emulsion. External walls painted with emulsion weather coat paint of Asian/Berger paints or equivalent make and tractor emulsion for common areas.

ELECTRICAL:

Concealed conduits with copper wires (Anchor or equivalent make) and suitable points for power and lighting along with circuit breakers, provision for A/C in all the bedrooms and modular switches of Anchor, Philips or equivalent make. Min. 3 KVA power for all apartments.

GENERATOR:

Power backup of 1 KVA for lighting for all apartments and 100% back up for lifts, common areas and essential services.

WATER SUPPLY:
