Structure:

RCC frame structure with concrete block masonry (6" external & 4" internal walls). External cladding as per Villa design/Type.

Plastering:

All internal walls are plastered along with external plastering.

Painting:

Internal Paint: All internal paint shall be in off-white OBD (Asian Paint HD). Cornices in the living room. External Paint: Weatherproof paint with texture finish.

Flooring & Tiling:

Living, Dining & Bedrooms: Somany or equivalent vitrified tiles with skirting.

Kitchen: Somany or equivalent vitrified flooring with skirting, glazed tiles dado up to 2' height above the polished black countertop.

Bathrooms: Somany or equivalent Anti-skid ceramic tiles for flooring and glazed tile dado up to 7' height.

Balconies, Utility: Anti-skid ceramic tiles with skirting.

Sanitary & Plumbing:

All sanitary ware shall be Hindware, Parryware or equivalent. Floor mounted EWC & wash basin of reputed make. All CP fittings would be of Jaquar or equivalent make. All water lines will be with CPVC. Drainage lines and stormwater drain pipes shall be in PVC. Hot and cold shower mixer with overhead shower and bucket spout. Pedestal wash basin with hot and cold mixer. Hot and cold water supply lines of CPVC or equivalent. Provision for solar water heater system and electrical geyser.

Doors & Windows:

Main Door: Polished solid teak wood door frame with teak wood shutters. Brass or chrome finish hardware.

Other Room Doors: All other internal doors shall be of hard wood frames with flush doors painted with good quality chrome finish hardware.

Toilet/Utility Doors: Waterproof flush doors with hardwood frames and good quality chrome finish hardware.

Balcony Doors: UPVC sliding frames with clear glass and mosquito mesh (Three Track). Windows/French Window Doors: UPVC sliding frames with clear glass and mosquito mesh (Three Track).

Electrical:

One TV point in the living & family room. Fire-resistant electrical wire of Finolex/Anchor or equivalent make. Branded modular switches of Anchor or equivalent make. Miniature Circuit Breaker (MCB) for each room provided at the main distribution box within each Villa for safety. One Earth Leakage Circuit Breaker (ELCB) for the Villa. Telephone points in all the bedrooms & living room. Provision for AC in master bedroom & living room. 5KV power provision for each villa from BESCOM. Provision for UPS/Inverter.

Kitchen Provisions:

Provision for electrical & plumbing points. Provision for Granite platform with stainless steel sink. Provision for exhaust fan/chimney. Provision for water purifier & instant geyser.

Utility Provisions:

Provision for electrical & plumbing points. Provision for washing machine in utility area (for power and water supply).

Staircase:

Granite flooring with S.S. Railing with glass.
