Why Chennai Loves Vaastu and Bangaloreans Love Greenery

Developers, on their part, are often seen reinventing themselves to meet the changing demands. As a result, the Indian real estate market has been witnessing a major transformation in trends over the last few years.

From the construction of theme-based homes to smart homes to giving state-of-art amenities, developers are trying their best to lure customers with ‘extra’ features.

One significant trend we have noticed is that property buyers in each city have their own preference as far as amenities are concerned. 

For instance, Vaastu is one of the key preferences for buyers in South India, but buyers in Western India don’t place it high on their list of preferences.

Bangaloreans prefer parks and gardens

greeneryWell, it’s still the Garden City, after all! Driven by the IT/ITeS sectors, most buyers in the city are well-travelled and hence, have high expectations when it comes to lifestyle amenities.

Moreover, property prices in Bangalore are far more realistic when compared to the other metropolitan cities. Cities like Mumbai and Delhi are simply unaffordable and having extra amenities means a larger hole in one’s pocket. Hence, the amenities on offer in Bangalore are more when compared to other cities.

Interestingly, our data indicate that in Bangalore, parks and gardens top the list of amenities in demand. More than 70% of the projects in the city lay emphasis on greenery.

This could be because Bangalore currently houses many professionals within the age group of 28-40 years. A good percentage of these buyers either have children or elders living with them. As a result, demand for parks is significantly high.

Mumbai Metropolitan Region (MMR): Healthcare tops the chart

According to RoofandFloor data, the most preferred amenities in MMR (Mumbai, Navi Mumbai and Thane) include parks, healthcare facilities, and indoor games.

More than 55% of the under-construction projects offer these amenities. Increasing health awareness and its benefit in the long-term is compelling developers to add this feature in their projects.

However, the paucity of land and exorbitant prices in Mumbai compel developers to offer only a few amenities in their projects. For instance, a swimming pool is available only in 38% of the projects in the city.

Chennai and Hyderabad: It’s all about Vaastu

In terms of amenities, Chennai and Hyderabad display similar trends. A sedentary lifestyle has made buyers more health-conscious. Thus, to be fit and healthy, outdoor and indoor sports amenities such as a tennis court, jogging track, health club have gained grounds in both the cities.

Vaastu is another popular feature in these two southern cities. About 68% of the projects are Vaastu-compliant in both Chennai and Hyderabad. Few other interesting amenities gaining popularity are BBQ counters, restaurants, and cafeterias within the project compound.

Cashing on regional preferences, developers these days are focusing on providing an array of amenities in a project that are specific to the city.
